Ask about a note
Send us the address and say which chimney the note names, and we will reply.
What failing means
A failing note lists conditions that miss what NFPA 211 or the local building code expects, and each one needs repair before safe use.
The buyer can ask the seller to fix it, to pay toward it, or to let us look again. That is the parties' business, not ours, and we do not advise on law or contracts.
Each chimney scores alone
On a property with several flues, a bad note on one chimney says nothing about the others. The report keeps them separate, so a cap problem on the guest house does not tar the main house. Likewise a clean note on the main fireplace tells you nothing about the poolside one, which is why each stack is read on its own.
Repairs you will hear about
These are the jobs a Level 2 can point to, grouped by where they sit on the chimney.
- Chimney cap and chase cover on top of the stack.
- Leak repair, cricket and flashing where water gets in.
- Crown, mortar and masonry on the outside.
- Flue liner, damper, smoke chamber and firebox on the inside.
- Gas insert when a wood fireplace changes fuel.
What we price and what we wait on
A cap costs $165 to $670. Leak repair costs $555 to $3,350. Cricket work is $445 to $1,005. Add a full flashing replacement to the cricket and the range becomes $670 to $1,650. A gas insert is $2,750 to $5,550.
Everything outside those five waits for a quote once the inspection is done. Think of crown work, liner work, a chase cover, a damper, flashing by itself, mortar, brick or block repair, the smoke chamber and the firebox.

About a failed note
Can I use that fireplace?
Not until the items listed for that chimney are repaired. Ask us to point to them.
Do I fix every chimney?
Only the ones with listed conditions. Each chimney has its own note.
Why is there no price for a liner?
A liner depends on what the scan finds, so we quote it afterward.
Tell us what the note says
Tell us which chimney and which condition. We will explain it in plain words and price what can be priced.
