What we need from you
Three answers get the visit planned. The address, the number of fireplaces, and who opens the doors.
A short call is usually enough. Tell us which fireplaces are indoors, which are outdoors, and whether any belong to a separate building on the grounds. If a unit has a gate code or a locked utility room on the way to the hearth, say so before the visit.
One visit, then one record
We inspect every fireplace in the same visit. That avoids a second round of access arrangements with tenants or owners.
The report names each fireplace and gives it its own note and photos, so you can file findings under the right unit.
Level 1 or Level 2, unit by unit
A Level 1 is an eyes-on check of the reachable parts. A Level 2 sends a camera down the whole flue and adds the attic, crawlspace and roof areas we can access.
NFPA 211 points to a Level 2 when ownership changes, and when a fire, a quake or a fuel switch has happened. Pick the level that suits each unit, and you can mix them across a property.
How the invoice adds up
Every fireplace is charged at the Level 1 or the Level 2 rate shown on this page. For your cost, multiply the rate by how many fireplaces you manage.
The office is in Encino and we travel across the Valley, so Sherman Oaks, Studio City, Woodland Hills and Calabasas are all in reach.
Rates per fireplace
A Level 1 is $54, a Level 2 is $390 and a sweep starts at $220, for each fireplace.
- Level 2 inspection
- $390
- Level 1 inspection
- $54
- Sweep of the flue
- from $220
Multiply by your fireplace count for the total.
Questions from managers
Is there a fixed fee for the whole building?
No. You pay for each fireplace at the Level 1 or Level 2 rate, and there is no building-wide fee.
Do you cover outdoor fireplaces?
Yes, if you add them to the list when we plan the visit.
When do we see the report?
Report and photos arrive on inspection day.
