Report and photos in your hand, chimney by chimney
Send a property
Share the address and the chimney count in the form so we can plan one visit.
What you hold
A written report. A folder of photos. A note on each chimney, labeled so you can tell the main house from the casita.
The photos open on your own screen the day we inspect, so when your client calls about the fireplace you have the pictures in front of you and a short list of what each shows. That beats repeating a vague line from a home inspection summary.
Why one visit matters on a big property
A property with four chimneys has four flues to answer for, and your client may ask about any of them.
You give us the fireplace count over the phone. We cover every flue in one trip: indoor, outdoor, main house, guest house. Scheduling is quick.
Who gets a copy
You, your buyer, the seller, or all three, as your client prefers. Name the recipients when you request the visit.
We describe conditions in plain terms: what the scan shows, and whether it meets NFPA 211 and the building code. Deciding what to request from the seller is a job for the two sides and their agents.
When the Level 2 is the right tool
Under NFPA 211 a Level 2 fits a sale, a flue fire, a quake or a fuel switch. A Level 1 stays on the parts within reach.
Estateguard works from Encino and covers the Valley and its neighbors, including Calabasas and Brentwood.
What to quote
Quote $390 for a Level 2 and $54 for a Level 1, and remember both are counted per chimney, so a four-fireplace house means four of whichever you pick.
- Level 1 look
- $54
- Level 2 camera inspection
- $390
The video scan of the full flue belongs to the Level 2 alone.
Agent questions
How quickly can you come?
We move fast for buyers, and the report and photos go out on inspection day.
Will every chimney be covered?
Every one on the list you give us, in one visit.
Can the report go straight to my client?
Yes. Name the client and we will send it there, with you copied if you like.
Send the address
Give us the property and how many chimneys it has. We will plan the visit around the count, and the written note for each stack follows with its photos on inspection day.
