Chimney Masonry Repair in Studio City: Written Report, Licensed Technicians

Last October, a homeowner on a hillside lot above Coldwater Canyon called us after noticing dark streaks running down the outside of her chimney. She'd lived through two consecutive red flag warning seasons with fires burning close enough to drop ash on her roof. The stains weren't cosmetic. When she looked closer, she could see hairline cracks running through the mortar joints on the chimney's south-facing side. She assumed the cracks came from the 2023 Sepulveda fire's radiant heat, but she wasn't sure if the damage was structural or surface-level. Her real concern: the next fire season was months away, and she needed to know whether her chimney could handle wind-driven embers entering compromised joints.

Her situation is common along the Mulholland Drive corridor and the ridgelines bordering Hidden Hills, where estate homes sit in Very High Fire Hazard Severity Zones. Wildfire radiant heat accelerates mortar deterioration in ways that Valley-floor chimneys rarely experience. The thermal shock from nearby fires can degrade mortar that was already weakened by years of seismic micro-cracking, turning small fractures into open pathways for embers and moisture. She didn't need a full chimney rebuild. She needed someone to assess the mortar condition, identify which joints had failed, and determine whether tuckpointing or full repointing was the right fix. That's exactly what we scoped when we arrived.

Our CSIA-certified inspector ran a Level 2 camera scan inside the flue and performed a joint-by-joint assessment of the exterior masonry. The interior flue liner was intact. But outside, roughly 40% of the mortar joints on the upper third of the chimney had cracked or receded past the face of the brick. Heat exposure from nearby brush fires had baked out residual moisture in the original Type N mortar, leaving it chalky and brittle. We recommended selective repointing with Type S mortar, which has higher compressive strength and better resistance to the thermal cycling these hillside chimneys endure. Tuckpointing alone would not have been enough here because the original mortar had failed below the surface, not just at the face.

After grinding out the damaged joints to a minimum depth of 3/4 inch per NFPA 211 repair standards, we repointed with Type S mortar matched to the original color and profile. Once the mortar cured, we applied a breathable siloxane-based waterproofing sealer to the entire chimney exterior. This step matters more than most homeowners realize: water penetration into fresh mortar joints during winter rains can undo a repair within two seasons. The finished chimney is structurally sound, sealed against moisture intrusion, and far more resistant to ember penetration during fire weather.
